Questions buyers ask
Are these listed on the MLS?
No. We buy direct from owners and market our contracts to our buyers, so these deals are off-market.
How does an assignment work?
We have the property under contract. You buy our position in that contract with an assignment, and close with the owner at a title company. Your price includes our fee.
How fast do I need to close?
Usually within 14 to 21 days. Cash and hard money both work. Ask about the timeline on each deal.
Can I see the property first?
Yes. Call or text to set up a walk-through or get access details. We expect every buyer to do their own due diligence.
Are the ARV, repair and rent numbers guaranteed?
No. They are our estimates to help you screen deals quickly. Verify them with your own contractor, agent and comps.
Do you promise zoning, buildability or title?
No. On land especially, check zoning, buildability, utilities, size and title with the county and your title company before you close.
